Sealcoating

What sealcoating does

Done right or not worth doing

Sealcoating has a spray-and-run element that gives it a bad name: watered-down sealer over dirt and open cracks, gone by summer. Ours starts with cleaning and hot-rubber crack fill, uses commercial-grade sealer at proper concentration, and goes on in weather the product specifies. That's why our jobs look sharp in year two, not just week two.

The cycle that pays: new asphalt sealed after its first year, then every 2-3 years. Your surface tells us; we'll tell you honestly - including when it's too soon.

Common questions

How often should I sealcoat?

Every 2-3 years typically. Annual is oversell - too much sealer builds and flakes. We'll put your surface on the right cycle.

How long before I can drive on it?

24-48 hours weather depending - we schedule so the wait lands easy, and cone it off properly.

Is sealcoating worth it on old asphalt?

On sound-but-graying asphalt, absolutely. On alligatored failures - no, and we'll say so instead of taking the money.
